Let’s assume we’ve gone through the preliminaries together. You’ve secured a buildable parcel of land serviced by utilities, or able to support a well and drainage field, and you’ve settled on the exact location for your new home.

You may know the square footage you need, or you may think more in terms of bedrooms and baths. There may be certain design elements you’d like your home to have, or be free of, certain wants, needs, and accommodations.

Once you have the basics down, we check with the local building and zoning authorities and find out if you’ll be able to build to your chosen design.

The Architectural Designs website is a great place to browse for ideas and inspiration. But we can also build create a unique set of house plans to suit your preferences and budget.

Drawings will ensure that you, the homeowner, get exactly what you want by communicating those wants in a language that builders understand best: architectural drawings. Drawings ensure that all your bidders are equally informed and that you are comparing ‘apples to apples,’ as the saying goes.

Once you’ve done your homework (no pun intended), checked the local zoning ordinances and you’re fairly confident you’ll be able to build the design you’ve chosen on your lot or parcel of land, your next steps should be to follow a tried and true proven construction process like ours.

The Five C’s of our Design-Build Process

Here’s the proven process we follow for all of our Design-Build projects:

Conceptual Budget:
We meet with you, one-on-one, discuss your project in great detail. From that initial consultation, we will create a cost estimate based on the initial scope of your project. We call this initial estimate a Conceptual Budget Estimate. Your conceptual budget will include all the costs associated with the entire construction process, including architectural drawings, permits, approvals, project management. supervision, labor, and materials, including the most common standard fixtures, features and finishes.

Construction Drawings:
(a) Preliminary design, which includes the overall land survey and site plan showing the lot lines, building envelope and the proposed outline of your new home.

(b) Design drawings. There may be multiple architectural drafts of design drawings as you fine tune your new custom home to suit your wants, needs, taste and lifestyle.

(c) Construction drawings. A final set of architectural drawings will that include all the details of your new home: The floor plan; the layout, features, fixtures, mirrors, windows, siding, glass, tile, flooring, wall coverings, and lighting you’ve chosen for your new home’s interior and exterior finishes.

Construction Agreement:
Our agreement includes your approved design and the architectural construction drawings, the actual costs associated with building your new dream, and our construction schedule.

Our start date is when all of your hard work and preparation finally begins. This is the exciting start of something beautiful!

We walk through the project together, admiring all your great ideas and how wonderful it all looks. We shake hands, part as friends, and you enjoy your beautiful new dream home.
